EPDM is a rubber membrane, proven over decades and easy to repair, which suits older buildings and tight budgets. TPO has a reflective white surface that cuts cooling costs through the summer. PVC handles grease and chemical exposure, so it is the one for restaurants and light industrial. We look at what is on the roof now, what is under it, and what happens inside the building before recommending one.
Often, yes. If the membrane is sound and the insulation underneath is dry, a Gaco silicone coating restores the roof for a fraction of a tear-off and adds years to it. If there is trapped moisture in the deck, coating over it seals the problem in. We core the roof to find out which one you have rather than guessing.
NDL stands for No Dollar Limit, and the important part is who stands behind it. The warranty is issued by Carlisle or Versico, not by us. If a leak develops, the manufacturer pays for the repair, and they would still honor it even if we were no longer in business.
Three things separate it from an ordinary material warranty. There is no financial cap, so the manufacturer covers the repair even where it costs more than the original roof. There is no pro-ration, so a leak in year nineteen is treated the same as a leak in year one, where most warranties reduce what they pay as the roof ages. And it covers the labor as well as the material, which is the larger number on a commercial roof.
Not every contractor can offer it. The roof has to pass an independent inspection by a Carlisle or Versico field technician after we finish, and every component has to be an approved product from the same system, from the membrane and insulation through to the adhesives and fasteners. We cannot issue the warranty ourselves, and we cannot substitute a cheaper fastener to shave the bid. Coverage runs to the terms of the warranty the manufacturer issues for your building.
Yes, and a good share of our commercial work comes that way. We handle the roofing scope directly with the GC, keep to the construction schedule, and coordinate around other trades on site.
