A well installed EPDM roof runs 20 to 30 years and often more. The membrane rarely fails on its own. Seams, flashings, and penetrations are what age, and a roof that gets inspected on a schedule outlasts an identical roof that does not by a wide margin.
Because water on a flat roof travels. A pond over a slow drain works into a seam, runs under the membrane, and shows up inside the building far from where it got in. By the time there is a stain on the ceiling the water has usually been moving for months. That is the case for a free inspection before the season turns, not after the stain appears.
