A well installed EPDM roof runs 20 to 30 years and often more. The membrane rarely fails on its own. Seams, flashings, and penetrations are what age, and a roof that gets inspected on a schedule outlasts an identical roof that does not by a wide margin.
Because water on a flat roof travels. A pond over a slow drain works into a seam, runs under the membrane, and shows up inside the building far from where it got in.
