PVC is a white single-ply thermoplastic membrane for flat and low-slope roofs. Sheets are rolled out and the overlaps are welded with hot air, fusing the roof into one continuous surface. It looks like TPO from the ground. The difference is in the chemistry, and the chemistry is the reason to choose it.
All three are single-ply membranes. PVC and TPO are thermoplastics with heat-welded seams, while EPDM is a rubber sheet with taped seams. The big separator is chemical resistance: PVC stands up to grease and oils, and TPO and EPDM do not. We install all three, so the recommendation follows the building, not our inventory.
Kitchen exhaust fans pull grease out of the building and deposit it on the roof around every vent, year after year. On TPO or EPDM that grease works into the membrane and ages it fast. PVC resists animal fats and oils, so the membrane around the exhaust stays sound. If your building vents a kitchen, this is the roof.
Plan on 20 to 30 years. The honest caveat is that the plasticizers that keep PVC flexible slowly age out over decades, so an old membrane can stiffen. A roof on a twice-yearly inspection schedule gets that caught early, along with the drains and flashings that decide most roof problems anyway.
