TPO is a single-ply thermoplastic membrane, the white roof you see on warehouses, plazas, and commercial buildings everywhere. Sheets are rolled out over the deck and the seams are welded with hot air, which fuses them into one continuous surface with no adhesive to age out.
It depends on the roof. TPO makes its case on larger buildings with sun exposure and real cooling loads, where the welded seams and white face pay for themselves. EPDM is the proven pick on smaller buildings and residential flat sections. We install both, so the recommendation follows the inspection instead of the other way around.
Plan on 20 to 30 years, with membrane thickness and maintenance deciding which end of that range you get. The membrane and welds are strong. What needs eyes on it is the flashings, the penetrations, and the drains, and a roof on an inspection schedule reliably outlives one that is ignored.

A slow drain only ponds in a hard rain, wind-driven rain finds flashings that gravity never tests, and water that gets in travels under the membrane before it shows up inside.
